We use the services of an independent referencing company to obtain and evaluate references.
Following a viewing with Bradley & Co, should the applicant decide to apply for the rental the applicant is required to pay a non-refundable reservation fee of 48% of the agreed monthly rental (minimum charge of £420) in order to secure the property and take the property off the market whilst references are being carried out. The only reason a reservation fee would be refunded is if the landlord withdraws from the property.
A security deposit of 5 weeks’ rent must be paid and will be held by a government approved scheme. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
